Furnished Suite Property Management

Lease-Up Service and Monthly Management includes:
¨ Assessing attainable market value for rent, based on the size of your suite and amenities available including parking, laundry, etc.;
¨ Advertising your suite for rent through various means such as newspapers, internet, Facilitech Property Management contact sources;
¨ Arranging to show the suite and building facilities to interested applicants;
¨ Screening all applicants for financial responsibility, desirability, etc.
¨ Contacting references provided;
¨ Obtaining a credit bureau report, bank report, confirming employment status and contacting previous landlord, where possible and if practical;
¨ Securing tenancy agreement or executed lease from selected tenant;
¨ Obtaining security deposit and monthly rent cheques and providing tenant with receipt;
¨ Obtaining completed Form K – Strata Property Act – Notice of Tenant’s Responsibilities;
¨ Conducting suite inspection with tenant to ensure its good condition is acknowledged; and
¨ Providing tenant with keys and general information about the building including Strata Corporation Rules, By-laws and Strata Property Act.
¨ Ensuring rents are collected on a timely basis;
¨ Depositing rents
¨ Financial reporting to you monthly, detailing any deducted expenses including strata fees, pre-authorized repairs etc;
¨ Addressing tenant concerns as and when they arise including scheduling and arranging any work authorized by the owner;
¨ Suite inspection upon suite being vacated by tenant; and
¨ Keeping track of interest to be paid to tenant upon release of security deposit.

Rates :

Full service management package as detailed above.
Our lease-up rate and set up fee is 50% of the first month’s gross rent, plus GST. (
On furnished units this is a set up fee and will only be charged once. This fee is payable only upon securing a suitable long term tenant.
Newspaper advertising and fee for service costs are billed back to you.
Credit card fees will also be billed back to you.
We will maintain your unit as required we bill our handyman services to the owners at a rate of $35.00 per hour you will receive detailed reports of all work done.
Our Monthly, our fee is 8% of the monthly gross rent per month plus GST, this payable only if your suite is rented.
Please authorize your intentions by signing at the bottom of this letter where applicable and returning a copy to us.

Unfurnished Suite Property Management

Option 1 - Lease-Up Service (Tenant Finders Services)

This service includes:
¨ Assessing attainable market value for rent, based on the size of your suite and amenities available including parking, laundry, etc.;
¨ Advertising your suite for rent through various means such as newspapers, internet, Facilitech Property Management contact sources;
¨ Arranging to show the suite and building facilities to interested applicants;
¨ Screening all applicants for financial responsibility, desirability, etc.
¨ Contacting references provided;
¨ Obtaining a credit bureau report, bank report, confirming employment status and contacting previous landlord, where possible and if practical;
¨ Securing tenancy agreement or executed lease from selected tenant;
¨ Obtaining security deposit and monthly rent cheques and providing tenant with receipt;
¨ Obtaining completed Form K – Strata Property Act – Notice of Tenant’s Responsibilities;
¨ Conducting suite inspection with tenant to ensure its good condition is acknowledged; and

Option 2 - Monthly Management

This service includes:
¨ Includes lease-up option service for a period of six months;
¨ Ensuring rents are collected on a timely basis;
¨ Depositing rents
¨ Financial reporting to you monthly, detailing any deducted expenses including strata fees, pre-authorized repairs etc;
¨ Addressing tenant concerns as and when they arise including scheduling and arranging any work authorized by the owner;
¨ Suite inspection upon suite being vacated by tenant; and
¨ Keeping track of interest to be paid to tenant upon release of security deposit.

Option 3 - Lease-Up Service and Monthly Management Combined

This service includes:
¨ Full service management package of Options 1 and 2 as detailed above.

Our lease-up rate is 50% of the first month’s gross rent, plus GST. This fee is payable only upon securing a suitable tenant. Newspaper advertising and fee for service costs are billed back to you. For those monthly management option clients, should a tenant vacate the premises within the fixed term of the lease, without written permission of the Residential Tenancy Branch, Facilitech Property Management will undertake to secure another tenancy agreement as part of our initial service.
Should you choose to have us manage for you on a monthly basis, our fee is 8% of the monthly gross rent per month plus GST, with a minimum charge of $85.00 per month plus GST, based on a six to twelve-month agreement for service.
